Mortgage Company 101: No matter who you call when you work with a mortgage company, you need to know up front how they work. You can put a lot of stock into how they respond to you when you first call in. Are they just interested in getting your info and getting you off the line? Or do they ask you specific questions about your financial picture, and what you are looking for? Do you talk to a real human being, or an automated service? If you called after your normal work hours, did you get a machine, or a person? Do they give you a good feeling, up front, that you are working with real professionals, who will be attentive and helpful through the process?
You can also start to learn about the company in this call. Ask them about timelines. Find out how quickly you can close, when to lock your loan, and learn your choices. Some great questions to ask during the course of the mortgage process are:
- What’s your timeline to close my loan?
- Are there any upcoming times that are better to lock my rate?
- What are the cost on discount points, and will they help me?
- Fixed or ARM for my situation?
- When do I pay this mortgage?
- How much am I responsible for every month?
- How much are closing costs?
- Will you still be there to help after I close?
- If I prepay my mortgage, will there be a penalty?
In some cases, these questions won’t be answerable in the first phone call. Your mortgage company will have to develop your loan package before telling you many of these answers. However, loan officers with a reputable bank or mortgage company will work up your options and call you back with both your options and the answers to most of these questions.
