What a preapproval tells you.
A lender may indicate a loan amount it is tentatively willing to offer based on information reviewed. The letter is conditional. Income, assets, credit, the property, and other details can still affect final approval.
The terms prequalification and preapproval are used differently across lenders. Ask what documentation was verified, which conditions remain, and how long your letter is valid.
Have these documents ready to discuss.
Your loan officer may request recent pay statements, W-2s or other income records, tax returns when applicable, bank and investment statements, identification, and information about existing debts. Business owners may need additional business documentation.
Explain gifts, large deposits, recent job changes, and other details early. Your exact checklist depends on the program and your circumstances. Keep sensitive files out of email or general website forms; use the secure application or the channel your loan officer provides.
Keep the picture current.
Once you are shopping, tell your loan officer about changes to your finances. A new car loan, employment change, or movement of funds can affect the review. Ask before making a major financial change during the mortgage process.
You can use a preapproval to guide your search while staying within your own comfortable budget. It does not require you to spend the maximum amount, and it is not a rate lock or a commitment to lend.
Your questions.
Straight answers.
Does preapproval guarantee I will close?
No. Final approval depends on the completed application, property review, underwriting, and satisfaction of any conditions.
Will there be a credit check?
Ask your loan officer what type of credit inquiry is involved and when it happens. Do not assume every early conversation requires the same review.
