Buy a Home in 2018 With Our Homebuyer Advice

Buying a home in 2018 can seem like a tough task.  You have a LOT of competition for every house and they are moving aggressively.  While housing inventory is starting to rebound, you are still in a fight to get your home this year.  This is not a passive market.  Homes are selling the first day on the market and you need to be ready.  You can buy a home in 2018 with our homebuyer advice, but you need to be ready to fight for the house that you want.

Get Pre-Approved

I know that we harp on this a lot, but if you are shopping for a house without a pre-approval, you are wasting your time.  No seller really cares about you if you can’t make an offer.  You’re just a window shopper.  If you can spend 5 minutes on the phone with our staff, we can get you pre-approved the day you call and let you put down an offer with confidence that you can get the home.

Do Your Research (But Don’t Believe Everything You Read)

Online listings are how nearly everyone finds a home today.  There are thousands of listings on every realtor’s site and they all present the home in the best possible light.  That’s why you can’t take everything that you see online as the absolute truth.  You need to use your head and be skeptical.  Use the same skills that have kept you safe from online scams all of these years and be discerning.  Some classic attempts to con you on a home are listings that:

  • Ask you for personal information up front – no, they do not need to run your credit.
  • The seller or agent is out of the country or you can’t talk to them in person.  If no representative is available to meet, it’s a scam.
  • Ultra-urgent offers that scream “Today Only” or “Don’t miss this markdown!”  A home sale is not the same as an appliance or used car sale.

If you use common sense you can avoid many of these scams.  Make sure that you scan your emails as well.  Hackers tried to get their hands on nearly $1 billion of your dollars last year in mortgage and home sale processes.  The send emails pretending to be us, or the seller, asking for personal information or other sensitive materials.  If you get an email like that, always check the sending email, not just the name, and please call us if you feel strange about any request and we will be happy to talk it over with you or expose a scam artist.

Think About a Fixer-Upper

Even if you aren’t ready to Flip That House, a fixer-upper can be a great way to get a huge bargain on a home.  If you get a great deal on a foreclosure or a home in disrepair, you can still end up ahead after the cost of renovations.  Just make sure that you have a contractor look at the home and get a great inspection. If you need foundation or structure work, it may not be worth it.  If it’s cosmetic work, you can get a great deal on the home.  Just be smart about the finances and get expert advice from professionals.
